Addressed, Menzies' Hotel, Melbourne. Had thought that James had managed to surmount the difficulties facing landed proprietors in Ireland 25 years before, and had been helped by relief from certain charges. Is unable to access the extent of his estate or his difficulties, because James had never given him information during his previous visits. The obligations of the owner of an estate to his tenants.
